In the typical ZIP code in the Address District Older Home Index, older homes averaged a little under a quarter of the price of new construction. In 12 ZIP codes, the sample shows the opposite. Older homes averaged more than new ones.

The highest figure is in Arden, North Carolina, where older homes averaged 547.6 percent of the new-build price, based on 6 older homes among 12 in the sample. Castle Rock, Colorado, is next at 438.7 percent, with 2 older homes among 19.

Small numbers, large swings

These figures rest on few homes. Across the 12 ZIP codes, 62 of the 203 homes sampled are older homes. Three of the 12 have fewer than 10 homes in the sample. When an average rests on two or three older homes, a single large estate can carry it past any new-build price.

The two Scottsdale neighborhoods in the group have larger samples. Troon and Desert Mountain rank 22nd nationally, with 20 older homes among 38, and older homes there averaged 128.9 percent of new construction. In North Scottsdale, DC Ranch and Silverleaf, 11 of the 58 homes sampled are older homes, and the figure is 154.7 percent.

What it means for a sale

Where older homes outprice new ones, the sample suggests buyers are paying for the homes themselves, not only for the address. For an owner in one of these neighborhoods, that is a reason to price the home on its own merits and to compare any offer, including an off-market one, with recent sales of similar homes.
