Florida has 202 ZIP codes in the Address District Older Home Index, more than any other state. California is second with 177.

Florida’s ZIP codes hold 963 of the index’s 3,937 older homes, among 1,832 homes in the sample, a share of 52.6 percent. Across all 1,192 ZIP codes in the index, the share is 49.0 percent.

Florida’s lead is widest at the top. It holds the first and second places, three of the top 10, 10 of the top 25, 16 of the top 50 and 31 of the top 100. No other state has more than nine ZIP codes in the top 100.

Tampa and Naples

Palma Ceia and Sunset Park in Tampa lead the national index with 41 older homes among 53, a share of 77.4 percent. Old Naples, Port Royal and Aqualane Shores are second nationally with 37 of 52. Naples has a second neighborhood in the top 60, Park Shore and the Moorings, with 11 of 28.

South Florida

In Palm Beach County, Downtown Boca and the Boca Raton Riviera rank eighth nationally, with 32 of 44, and West Palm Beach is 11th, with 31 of 38. In Miami-Dade County, South Miami and High Pines, Coconut Grove and Pinecrest rank 14th, 15th and 20th. In Coconut Grove, 25 of the 30 homes sampled are older homes, a share of 83.3 percent.

The Panhandle

Two Panhandle ZIP codes show the other side of a ranking built on counts. Santa Rosa Beach has 99 homes in the sample, the second most of any ZIP code in the index, but only 21 were built in 1980 or earlier, a share of 21.2 percent. Inlet Beach has 97 homes and 12 older homes.

Older homes against new

The median Florida ZIP code shows older homes at 22.8 percent of the price of new construction, close to the index median of 23.1 percent. Among Florida ZIP codes with at least 10 homes in the sample, the widest gap is in Marathon in the Keys, where older homes averaged 10.6 percent of new construction.
