Address District
About Address District
Address District buys homes directly from owners, off the market, and publishes neighborhood research and guides for the owners we hope to buy from.
Address District buys homes directly from owners, without a listing, without open houses and on a closing date the owner chooses. We buy in 1,192 neighborhoods and towns across 39 states, and we started in Westport, Connecticut.
We also publish. The Older Home Index ranks every neighborhood we cover by the number of older homes, those built in 1980 or earlier, and compares what older homes sell for with new construction nearby. Every neighborhood has its own page. Our Westport edition reports on the town’s zoning, market and homes, and the Seller’s Desk answers the questions owners ask before they sell.
How we buy
- You tell us about the home, by the offer form or by contacting us.
- A person on our team reviews the home and the neighborhood and may ask to see it.
- You get an offer, with no obligation to accept it.
- If you accept, a title company or closing attorney handles the closing on the date you choose.
Before you sign anything, we will tell you in writing exactly who the buyer is.
What we publish, and why
We publish research and guides because owners deserve straight information before they sell, including information that might lead them to list instead of selling to us. Our guides say when a listing may serve an owner better, and they explain how to judge any offer, ours included.
The Older Home Index describes a sample of homes in each ZIP code. Every figure appears with the number of homes behind it, and small samples are labeled as such. The methodology explains each measure.
Westport edition stories are reported from the public record and from the work of other journalists, whom we credit by name and link to.
Our standards
We say who we are. Address District is a home buyer. Our pages say so, and our guides say so when we discuss offers.
Every number has a source. If we report a figure, we say where it came from and what period it covers, and we link to the source at the foot of the story.
Quotes are real. We quote people only in words they said or wrote, and we say where those words first appeared.
We say what we do not know. If a figure is preliminary, an estimate or unconfirmed, the story says so.
Photographs
Photographs of Westport come largely from Wikimedia Commons and are used under the licenses credited with each image. Photographs from Unsplash are illustrative, and our captions say so. A full list is on our photo credits page.
Corrections
We correct errors of fact promptly and say so at the foot of the corrected story, with the date of the correction. To report an error, including an error in a ZIP code’s figures, use our contact form.
Not advice
Nothing on Address District is legal, tax or financial advice, and the Older Home Index is not an appraisal of any home. Closing rules differ by state, and some states require an attorney at closing. Talk to an attorney before you sign a contract and to a tax adviser about any gain.
