The Address District Older Home Index measures where older homes make up the market, neighborhood by neighborhood. An older home, in the index, is one built in 1980 or earlier. Homes with an unknown build year stay in the sample but are not counted as older homes.
Across the full sample of 10,474 homes in 1,196 ZIP codes, 3,937 were built in 1980 or earlier, or 37.6 percent. The index lists the 1,192 ZIP codes with at least one older home, 8,028 homes in all, and ranks them by the number of older homes, then by the number of homes. Within those ZIP codes, 49.0 percent of the homes sampled are older homes.

Palma Ceia and Sunset Park in Tampa rank first, with 41 older homes among 53. Old Naples, Port Royal and Aqualane Shores in Naples are second, with 37 of 52. Truckee, California, is third with 37 of 40, a share of 92.5 percent.
Florida holds three of the top 10 places and 10 of the top 25. Arizona has four of the top 25, in Phoenix, Paradise Valley and Scottsdale. Tennessee has two, Belle Meade and West Meade in Nashville at fourth and Brentwood at ninth. Westport, Connecticut, where Address District began, is 18th, with 22 older homes among 37.

Older homes against new
The index also compares the price of older homes with new construction in the same ZIP code. Across the ZIP codes with a comparison, the median is 23.1 percent. In Palma Ceia the figure is 26.3 percent. In Truckee it is 10.6 percent, among the lowest of any ZIP code with at least 10 homes in the sample.
For an owner, the figure is a warning about comparisons. An older home should be priced against other older homes, not against new construction down the street. Our look at the widest gaps ranks the neighborhoods where the spread is largest, and a second analysis covers the 12 where older homes averaged more than new ones.
Reading a small sample
Counts favor ZIP codes with more homes in the sample, and shares favor those with fewer. Of the 1,192 ZIP codes in the index, 310 have a single home in the sample, so their share is 100 percent by definition. Only 238 have 10 or more homes.
