California has 177 ZIP codes in the Address District Older Home Index, second only to Florida’s 202. Only five rank in the national top 100, and only one in the top 25.

Two things hold California back in a ranking built on counts. Its samples are small. Of its 177 ZIP codes, 49 have a single home in the sample and only 34 have 10 or more. And a smaller share of its homes were built in 1980 or earlier. Statewide, 409 of the 1,025 homes sampled are older homes, a share of 39.9 percent, against 49.0 percent across the index.

Truckee

Truckee is the exception. It ranks third nationally, with 37 older homes among 40, a share of 92.5 percent. Older homes there averaged 10.6 percent of the price of new construction, one of the widest gaps of any ZIP code with at least 10 homes in the sample.

Down the list

The next California neighborhoods are Santa Rosa at 33rd, with 16 of 18, Manhattan Beach at 71st, La Quinta at 89th and Brentwood in Los Angeles at 100th. Menlo Park has one of the state’s larger samples, 33 homes, of which 6 are older homes.

Older homes hold more of their price

California’s older homes also sit closer to new construction on price. The median California ZIP code shows older homes at 29.5 percent of the new-build price, against 23.1 percent across the index. In Manhattan Beach the figure is 45.5 percent, and in Menlo Park it is 45.7 percent.
