Westport’s commercial property has been active. Over the past twelve months a private equity firm bought a Wilton Road office building, a New York landlord added a downtown block, an office campus sold at a discount to a national developer, and a grocery chain moved toward a Post Road storefront.

The year’s commercial ledger follows, drawn from land records as reported by local and trade press.

Wilton Road, $16.5 million

An affiliate of Gemspring Capital, a private equity firm, paid $16.5 million for 54 Wilton Road, a 26,320-square-foot office building, Sentry Commercial reported in October 2025. Its tenants include Coastal Bridge Advisors and the KMS Team at Compass.

Downtown, $5.15 million

The Feil Organization, a New York landlord with other Westport holdings, bought 2-14 Post Road East for $5.15 million from State & Main Streets LLC. The 1973 mixed-use building has 13,034 square feet on 0.18 acres, with 10 apartments and three retail spaces. The town appraised it at $5.48 million.

“This was a logical extension of our great class-A properties in Westport,” Randall Briskin, Feil’s vice president of leasing, told Connect CRE.

Greens Farms Road, $25 million

The largest commercial sale of the year was the 21.9-acre office campus at 55-57 Greens Farms Road, which sold for $25 million to an affiliate of Trammell Crow Co. The seller had paid $32.6 million in 2018. The buyer has proposed 250 apartments on the site, a plan we cover in detail here.

Saugatuck, $16 million

Spinnaker Real Estate Partners of Norwalk bought the larger part of the former Hamlet at Saugatuck site in March, paying $12,795,000 for 606 Riverside Avenue and $3,250,000 for the parking lot at 96 Franklin Street. The town has since rezoned Saugatuck Center.

Elm Street and Jesup Road

33 Elm Street sold for $8,325,000 in the first week of June, from Old Hill Elm LLC, in care of David Adam Realty, to Big Cir-Elm Street LLC, according to the Westport Journal’s weekly transfer report. The buyer’s plans have not been reported.

At 61 Jesup Road, an office building dating to 1882 sold for $1.75 million. It has 2,943 square feet on 0.11 acres.

A grocer on Post Road East

Sprouts Farmers Market is headed for 1460 Post Road East, the former BevMax and Julian’s space. The Architectural Review Board approved the façade on Aug. 26, and the application goes next to Planning and Zoning.

“We’re dealing with a quintessential ’80s block building,” said Ward French, the board’s chair.

Two early looks

At its July 27 meeting the Planning and Zoning Commission heard two pre-applications, both presented by the land-use planner Rick Redniss. One would put a two-story indoor sports facility on 1.74 acres at 1431 Post Road East, displacing Izzo & Son Country Gardens, a 64-year-old business, along with Furniture on Consignment and Bar Lupa. The other would replace an 1890 office building at 34 Imperial Avenue, on 0.65 acres, with nine market-rate residences.

Commissioner Breanne Injeski was skeptical of the Imperial Avenue proposal. “Our regulations need to mean something,” she said. “This seems like a big ask without being a big benefit for the town.”

Pre-applications are informal. Neither project has been approved.
