Arizona and Tennessee have fewer ZIP codes in the Address District Older Home Index than Florida or California, 44 and 41. They place more of them near the top. Arizona has four in the top 25 and nine in the top 100. Tennessee has two in the top 25 and six in the top 100.

Arcadia and Camelback East in Phoenix rank sixth nationally, with 33 older homes among 53. Paradise Valley is 10th, with 31 of 51. Scottsdale has six ZIP codes in the national top 100, led by Kierland and the Scottsdale Airpark at 17th, where 23 of the 27 homes sampled were built in 1980 or earlier.

Statewide, 260 of the 451 Arizona homes sampled are older homes, a share of 57.6 percent.

Two Scottsdale neighborhoods stand out for a different reason. In Troon and Desert Mountain and in North Scottsdale, DC Ranch and Silverleaf, older homes averaged more than new construction, 128.9 percent and 154.7 percent of the new-build price. That pattern is the subject of a separate analysis.

Belle Meade and West Meade in Nashville rank fourth nationally, with 35 older homes among 41, a share of 85.4 percent. In Williamson County, Brentwood ranks ninth and has the largest sample of any ZIP code in the index, 117 homes, of which 31 were built in 1980 or earlier, or 26.5 percent. In Franklin, 8 of 61 homes sampled are older homes.

Statewide, Tennessee’s share is 34.7 percent, 184 of 530 homes, well below the index figure of 49.0 percent. Its older homes are also priced far below new construction. The median Tennessee ZIP code shows older homes at 17.5 percent of the new-build price, against 23.1 percent across the index.

Inside Nashville the picture varies. 12 South and Belmont and Green Hills rank 37th and 98th, and older homes there averaged 48.4 and 54.3 percent of new construction, roughly twice the index median or more.
