On Nov. 21, 2025, five waterfront parcels on Beachside Avenue changed hands for a combined $54 million, the most expensive residential sale in Westport’s history. The previous record, $25 million for 114 Beachside Avenue, had stood since 2006, according to The Real Deal.
The deal was first reported at $45 million, because early accounts covered only four of the parcels. Later reporting showed that a fifth lot, 26 Beachside Avenue, was part of the same transaction at $9 million.
Prices for the paired parcels are as reported by Patch. The conveyance taxes are as reported by 06880.
What the buyer got
The parcels at 120 through 128 cover 13.2 acres with houses, a pool and a tennis court. The main house at 120-122, on 6.56 acres, is an 11,450-square-foot, five-bedroom house built in 2007 for Phil Donahue and Marlo Thomas. Westfair described it as a shingle-style cottage designed by Roger Ferris. The property at 124-128 includes a 75-foot indoor pool. The fifth parcel, 26 Beachside, covers 3.3 acres. It was formerly owned by Harvey Weinstein, whose house there has since been demolished, and it hosted a Barack Obama fundraiser in 2012.
The buyer was not identified. Limited liability companies took title, according to Westfair, and John Raus of Berkshire Hathaway HomeServices New England Properties represented them. The new owners plan to use the compound “for their extended family,” 06880 reported.
“Westport couldn’t be getting a better family to join this community,” Raus said.
The sellers’ long assembly
The sellers were members of the Bentley family, Andrew Bentley and Fiona Garland. Over time the family paid $52,175,000 for seven Beachside Avenue properties and resold them for a total of $69,300,000, according to the Westport Journal, a figure that includes 28 Beachside, sold in 2024, and 131 Beachside.
The Leslie Clarke Team at Compass listed 120 through 128. Deirdre Andreoli of Compass listed 26. The house at 120-122 had come to market at $25 million at the start of 2025.
What started with the listing at 120-122 Beachside Avenue eventually expanded into a unique opportunity for the buyer to bring together the neighboring parcels at 124-128 Beachside Avenue.

What came after
Sales at the top have continued since.
In the week of March 30, 2026, 92 Beachside Avenue sold for $15.5 million to Beachstone 92 LLC, the largest Westport home sale of 2026 that we have found in public transfer reports. The seller was 92 Beachside LLC, in care of Seligson Properties. A brokerage history of the house describes it as a 1929 Tudor that was home to Briggs Cunningham and Lucie Bedford.
On Beachside Common, a teardown has been priced for the top of the market. In October 2025 a buyer paid $5 million for 11 Beachside Common, a 7,700-square-foot custom contemporary built in 1971, with five bedrooms and an indoor pool, formerly owned by the biotech entrepreneur Alan Walton. In March it was relisted at $22,825,000 as new construction, with plans for a 12,946-square-foot house with eight bedrooms, 10 baths and a 10-car garage on 2.6 acres overlooking Sherwood Island, Burying Hill Beach and Long Island Sound. The listing agents, Andrew S. Whiteley and Wendy Ryan of Brown Harris Stevens, estimated completion in mid-2027. The Westport Journal ran the original house’s farewell notice in August.
In April, 06880 reported, it was the most expensive house for sale in town.
A deeper bench above $5 million
The luxury count is rising across the price range. Brown Harris Stevens recorded eight Westport house sales above $5 million in the first quarter of 2026, against one in the first quarter of 2025. Over the summer, 7 Sandpiper Road and an adjoining lot on Cavanagh Avenue sold for $11,895,000, and 2 Judy Point Lane sold for $8.7 million. Our list of the year’s biggest closings has the rest.
Westport’s top tier still trails Greenwich’s. Greenwich recorded 38 sales at $10 million or more in 2025, up from 17 in 2024, according to Moffly Media.
“Over-$20 million homes are also selling,” Meredith Kamo of Compass said this spring, adding that they sell more slowly than the houses under $2 million that draw multiple offers.
