Westport’s housing market reached October with too few houses for sale. In August, 59 single-family houses were listed in town, down 35.9 percent from a year earlier, according to SmartMLS data compiled by the Riverside Realty Group. At that pace of sales, the inventory would last 2.3 months.
Prices kept rising. The median single-family sale price for January through August was $2,425,000, up 5.9 percent from the same months of 2025. The average sale price rose 13.4 percent. William Pitt Sotheby’s counts 232 single-family sales from January through September, 2.2 percent more than a year earlier.
What changed in September was the cost of money. Freddie Mac’s survey put the average 30-year fixed mortgage rate at 7.28 percent in the week of Oct. 1, up from 7.03 percent the week before and from 6.34 percent a year earlier. Fox Business reported it as the highest reading since November 2023. The 15-year rate averaged 6.60 percent, against 5.55 percent a year ago.
The year so far
The monthly medians climbed steadily through the summer. Medians for a single month swing with the mix of houses that happen to close, so the year-to-date figure is the steadier measure.

Sources are the Riverside Realty Group’s monthly SmartMLS updates and, for the first quarter, the Brown Harris Stevens Connecticut report. The first quarter brought 48 house sales, up 12 percent, at an average price of $3,204,498, up 27.7 percent. Eight of those sales closed above $5 million, compared with one in the first quarter of 2025.
Houses are also selling above asking. In the three months through August, Westport homes of all types sold for 104.6 percent of list price on average, and 52.9 percent sold above list, according to Redfin. The median time on market was 33 days.
September’s soft patch
The early September numbers look weaker, and it is too soon to say how much. William Pitt Sotheby’s preliminary count for September shows 16 single-family sales, half the number of a year earlier, at a median of $1.7 million. Data pulled in the first days of a month is often incomplete. The weekly property-transfer report the Westport Journal published for Sept. 7 through 11 listed only two sales totaling $5.0 million. The same week a year earlier had 12 sales totaling $37.5 million.
Price per square foot, a measure less sensitive to the mix of houses, held up. The September average was $668, up 4.9 percent from September 2025 and up 17.1 percent from September 2024.
How Westport compares
Westport sits in the middle of the Gold Coast price ladder. Its first-quarter median was below Greenwich, New Canaan and Darien, and well above Weston and Fairfield. But it sold 48 houses in the quarter, more than twice Darien’s 22 and well above New Canaan’s 30.

For full-year 2025, the single-family median was $2,300,000, up 6.4 percent, on 299 sales, down 2.9 percent, according to the Riverside Realty Group. Sellers received 102.2 percent of list price on average, and the average sale price was $2,746,382, up 10.6 percent.
What agents are saying
The agents quoted in spring market coverage described a market split by price. “Homes under $2 million are selling fast with multiple offers,” Meredith Kamo of Compass told Westport Magazine, adding that houses over $20 million were also selling, though more slowly. John Raus of Berkshire Hathaway HomeServices described 2025 as “the same market as 2024 with sharper edges.”

Condominiums
The condo market is small and thinner still. Westport recorded 25 condo sales from January through September, down 34.2 percent, according to William Pitt Sotheby’s. In the first quarter, eight condos sold at an average of $1,194,250.
What to watch
The fourth quarter will test whether a 7.28 percent mortgage rate cools a market that has run on scarcity. Two numbers will say the most. If September’s sales count rises as late closings are recorded, the soft patch was a data lag. If listings climb while sales stay flat, buyers are hesitating.
