In a town of single-family houses, condominiums are the short list. Westport recorded 25 condo sales from January through September 2026, down 34.2 percent from the same period of 2025, according to William Pitt Sotheby’s. Over the same nine months, 232 single-family houses sold.

The first quarter showed how thin the market had become. Eight condos sold, down 46.7 percent from a year earlier, at an average of $1,194,250, down 16 percent, according to Brown Harris Stevens. At the end of the quarter, three were listed for sale.

A record start a year ago

The contrast with 2025 is sharp. In the first quarter of 2025, 15 condos sold, which Brown Harris Stevens called the highest number ever for that period, at an average of $1,422,200. From Jan. 1 to May 5, 2025, 19 condo and townhouse sales closed at an average of $1.364 million, 06880 reported, citing the KMS Team at Compass.

For a longer view, 24 condos sold in all of 2023 at a median of $847,750 and an average of $1,370,414, according to Moffly Media.

Who it affects

Condos are an obvious fit for downsizers who want to stay in town and for buyers who want the schools and the train without a house’s upkeep. With a handful of units for sale at any time, both groups compete for very little. Sellers of well-kept units in walkable locations, near downtown or the train, are in a strong position.

A 2023 Connecticut Cottages & Gardens story, which was sponsored, described a conversion of a mill from the 1880s in downtown Westport into 31 residences. Projects like that, and the apartments proposed in Saugatuck and on Greens Farms Road, are where new supply would come from. Our market report covers the single-family side.
