An owner of an older house in Old Naples, Port Royal or Aqualane Shores hears two prices. One is the neighborhood’s, a twelve-month Port Royal median of $17,690,000, by one brokerage’s count. The other is the house’s own. In Address District’s Older Home Index, the average older home in Old Naples, Port Royal and Aqualane Shores is priced at 25.8 percent of the average new home in the same ZIP code. On averages, then, the answer is roughly yes.
This brief sets that ratio beside the Census profile of ZIP code 34102, four 2026 brokerage reports, the city’s flood rules and the record of Ian, Helene and Milton. It then asks what a private sale changes.
The limits are plain. The index sample is 52 homes, most Census units are in multi-unit buildings, and the market reports are brokerage content. The brief makes no forecast and does not estimate what any home would sell for.

What does the 25.8 percent ratio say about an older house?
The index compares two averages inside one ZIP code, homes built 1980 or earlier and new construction. In 34102 the first is 25.8 percent of the second, so the average new house is priced at about 3.9 times the average older one. That is arithmetic, not a valuation.
The ratio sits above the Florida median of 22.75 percent. Nearby ZIP codes run higher, up to 39.4 percent in East Naples, where new homes average about 2.5 times the price of older ones.
The index does not separate land from building. One Port Royal agent puts custom construction at $600 to $1,200 or more per square foot, so a hypothetical 4,000-square-foot house would cost $2.4 million to $4.8 million to build, before land.

What do Port Royal, Aqualane Shores and Olde Naples sell for?
An October brokerage report counts every neighborhood sale, on the water and off it, using Naples Area Board of Realtors (NABOR) data. It combines every property type, so its Olde Naples median includes condominiums.

A William Raveis report on Old Naples houses over $1 million, for the year through March 2026, counted 61 closings, up 60.5 percent, while the average price fell 9.7 percent to $6,494,221. “Sellers who price to today’s data are closing,” it concludes. “Sellers who price to 2024 are still on the market.”
Port Royal adds a cost the sticker omits. An agent there writes that the Port Royal Club initiation fee rose from $315,000 to $400,000 on January 1, 2026, and that trackers put the premium for confirmed eligibility at roughly 15 to 20 percent. A seller can confirm eligibility before a buyer asks.

Who lives here, and how old are the homes?
The Census counts 9,984 housing units in ZIP code 34102. Of 4,483 vacant units, 3,625 are held for seasonal, recreational or occasional use and only 186 were for sale, and Census Reporter puts the median age at 65.7. The median year built is 1979, with the 1960s and 1970s together holding 4,276 units, or 42.8 percent.
The Census share built before 1980, 51.3 percent, sits below the index’s 71.2 percent because the Census counts every unit, and detached houses are only 39.8 percent of them. For a seller, most competing houses are older too, and most empty homes are held for seasonal use, not for sale.

What does the 50 percent rule mean for an older house?
The City of Naples says over 90 percent of its addresses are in the special flood hazard area, with added scrutiny of space below the base flood elevation. It defines substantial improvement as work costing 50 percent or more of the structure’s market value, and substantial damage as damage that would cost as much to restore. FEMA uses the labels, the city says, to judge rebuilding and major improvements.
In hypothetical arithmetic, a building valued at $900,000 apart from its land reaches the line at $450,000 of work, and one valued at $400,000 at $200,000. The less the building is worth, the smaller the budget before current flood standards apply.
The National Hurricane Center reports maximum inundation of 6 to 9 feet above ground in Naples during Ian in 2022. The National Weather Service estimated Helene’s 2024 surge at 3 to 4 feet in streets beside Naples beaches, and Milton’s at 2 to 4 feet across much of Collier County’s beach and bayfront.
Since October 1, 2025, Florida also requires a seller of residential property to disclose flood insurance claims, flood assistance and known flood damage at or before the contract, according to Florida Realtors. Rules differ by state, and this is not legal advice.

How long does a sale take, and what does a missed first price cost?
The William Raveis report put average days on market for Old Naples houses over $1 million at 158, up 33.9 percent. Port Royal homes sold after an average of 170 days in the quarter ending June 2026, against 159 a year earlier, the agent there writes.
The record sale shows what a missed first price can cost. The house at 20 14th Avenue South asked $99,000,000 and closed at $62,500,000 after 688 days, about 22.6 months. The gap is $36,500,000, or 36.9 percent of the first price. That is arithmetic on one sale, not a typical house.
NABOR’s August figures for the Naples Beach area, ZIP codes 34102, 34103 and 34108, look firmer, with single-family supply down from 12.3 to 7.1 months and the median up 20.5 percent to $2,710,250. The agent who summarized them noted the year-to-date median was down 6.5 percent, “so I would not read August as appreciation.”
Owners moving within Florida face one more clock. The Collier County Property Appraiser says up to $500,000 of Save Our Homes exempt value can move to a new homestead if it is transferred within three tax years.

What does a private sale change for an Old Naples owner?
A direct sale to a buyer who purchases homes off the market changes several things. There is no listing and there are no showings or open houses. The owner does no repairs, staging or deep cleaning, so an older house is not renovated against the 50 percent line before it sells. The owner chooses the closing date, weeks or months out. A person on the team reviews the house and may ask to see it, the offer comes in writing with no obligation, the seller is told in writing who the buyer is, and there is no commission.
That last point needs no assumed rate. Each 1 percent of price not paid in commission is $24,300 at the Olde Naples median and $176,900 at the Port Royal median. An owner can set the actual rate against a private offer and compare net proceeds.
The trade-off is the usual one. A public listing can draw competing bids, and with Old Naples closings over $1 million up 60.5 percent in the year to March, a well-priced house may do well in public. A private sale draws one offer. The choice belongs to the owner.

Methodology and limitations
Older home figures come from the Address District Older Home Index, which counts homes built 1980 or earlier and compares average prices within a ZIP code. Census figures are American Community Survey 2020-2024 five-year estimates for ZIP code tabulation area 34102, with margins of error and a year-built break at 1980, one year off the index definition.
The brokerage sources cover different areas and periods and were not independently verified. Flood, disclosure and homestead rules are summarized from public pages and differ by state. The brief makes no forecast and does not estimate what any home would sell for.
Conclusion
The record supports a short list of conclusions. Older homes are most of the sampled stock and average about a quarter of the new price. Medians run from $2,430,000 to $17,690,000, average time on market at the top ran past five months, and in the flood hazard area, work costing half a building’s market value or more must meet current flood standards.
It does not support a price for any one house, or a forecast. The choice between a listing and a private sale turns on how an owner weighs competing bids against privacy, a chosen date, no repairs and no commission.
