Is a Belle Meade House Priced by the ZIP Code or by the City Line? Reading the $1.1 Million Median, the Historic Overlay and the 77-Day Clock

Redfin puts the 37205 median at $1,099,756 for the three months to July 2026, down 9.11 percent, with a 77-day clock, while one brokerage counts a 2025 median near $2.75 million inside the City of Belle Meade, where new construction, and most additions and demolition, answer to a historic overlay.

Redfin puts the 37205 median sale price at $1,099,756 for the three months ending July 2026, down 9.11 percent, with a median 77 days on market. Inside the City of Belle Meade, a Compass team counts a 2025 median near $2.75 million. The first question for a seller is which side of the city line the house sits on.

This brief reads Redfin’s ZIP code and county figures, four brokerage reports, the Census profile of the ZIP code, the city’s historic overlay and Tennessee’s tax rules, alongside the Address District Older Home Index. It then asks what a private sale changes.

The limits are plain. The ZIP code is far wider than the city, the reports use different areas and periods, and nothing here estimates what any home would sell for.

What does the 37205 median measure, and how fast do homes sell?

Redfin’s ZIP code page reports a $1,099,756 median for the three months ending July 2026, down 9.11 percent, a median 77 days on market against 61 a year earlier, a 96.9 percent sale-to-list ratio and price drops on 33.6 percent of homes. A pricing article by Richard F. Bryan quoted the May figure at $1,099,674 and noted that the series covers “Belle Meade and nearby areas.”

The city sells at another level. The Hetherington Team at Compass puts Belle Meade’s 2025 median near $2,750,000 on around 55 sales. Nashville Luxury Homes cites Redfin at $3.8 million on five sales in March 2026, and Greater Nashville Realtors at a 128-day regional average in 2025 for homes of $4 million or more. As arithmetic, $2,750,000 divided by $1,099,756 is 2.5, so the ZIP code median is the wrong yardstick for a Belle Meade estate.

The county is softer. Redfin’s August 2026 Davidson County report shows a $468,432 median, down 4.2 percent, new listings up 23.5 percent to 1,575 and 66 days on market. Nesting in Nashville, using Realtracs single-family data for nine counties, counted 2,365 August closings and 2,949 listings cancelled or expired, 1.25 unsold exits per sale against 1.03 a year earlier, and a Davidson single-family median of $512,000. Zivak Realty Group, citing Greater Nashville Realtors, put the July median at $520,000, against $524,700 a year earlier.

How old are the homes, and how do they price against new construction?

The Older Home Index ranks Belle Meade and West Meade fourth of 1,192 ZIP codes nationally and first of 41 in Tennessee for homes built in 1980 or earlier. Of 41 homes sampled, 35 are older, 85.4 percent, against 34.7 percent statewide and 49.0 percent across the index. The smallest lot in the sample is 15,681 square feet, about 0.36 acre.

Older homes here averaged 27.8 percent of the new construction price in the same ZIP code, against a Tennessee median of 17.5 percent and an index median of 23.1 percent. Green Hills is at 54.3 percent, The Nations and Charlotte Park at 41.2 and 12 South and Belmont at 48.4. As arithmetic, every $1 million of average new construction price in 37205 matched about $278,000 for an older home, against $543,000 in Green Hills. New houses carry a wide premium here, so a buyer’s plans for the lot matter, and inside Belle Meade those plans run through the historic overlay.

What does the historic overlay change for a buyer?

The city’s 2022 design guidelines say concern over losing Belle Meade’s sense of place led it to create a citywide historic overlay and a Historic Zoning Commission in 2019. More than two hundred homes were built between 1910 and 1930, they add, most in Neo-classical, Colonial Revival, Georgian Revival and Tudor Revival styles.

A Certificate of Appropriateness is required for “any construction, alteration, demolition, or removal which requires a building or demolition permit.” Interior changes are exempt, as are demolition or additions on properties less than fifty years old. In most cases, the guidelines say, the commission will not approve demolishing a property significant to the city’s historic context unless public safety requires it or the building has lost its architectural and historical value.

The fifty-year line is simple arithmetic. A house built in 1976 turns fifty in 2026, so most of the 37205 sample is past it or within four years. A buyer who plans to add on or build new is buying a review as well as a lot, and a seller with the permit history on file turns unknowns into facts.

Who lives in 37205, and how many homes are empty?

The Census estimates count 12,641 housing units, of which 888, 7.0 percent, are vacant. Owners occupy 7,969 of 11,753 occupied homes, 67.8 percent, and 3,521 own free and clear. Owners estimate the median home at $953,300 across the 2020-2024 survey, and Redfin’s July median sale price is 15.4 percent higher, a gap that reflects both time and the mix of homes that sold.

The ZIP code is far larger than the city. The 2020 Census counted 24,551 residents, and Bryan’s article says the city describes itself as home to 2,878, about 11.7 percent by that arithmetic. Low vacancy and many owners without a mortgage suggest few are forced to sell.

What taxes should an owner check before selling?

Davidson County mailed 2025 reappraisal values on April 18, 2025, with a countywide median increase of 45 percent, the previous reappraisal having been in 2021. The City of Belle Meade’s August 2025 newsletter said its rate would fall from $0.50 to $0.3011 per $100 of assessed value, a 40 percent cut. The Assessor says homes are assessed at 25 percent of appraised value.

As arithmetic on the city levy alone, a home appraised at $2,750,000 is assessed at $687,500, and the city tax is about $2,070 at the new rate, against $3,438 at the old one. That is one line of the bill, and a buyer will ask for the current notices.

Tennessee’s realty transfer tax is $0.37 per $100 of the greater of price or value, and the Department of Revenue’s manual makes the buyer, as grantee, responsible. On $2,750,000 that is $10,175. The department also says the state has no income tax on earned income. Federal rules still apply and rules differ by state, so ask a tax adviser.

What does a private sale change for a Belle Meade owner?

Address District buys homes directly from owners. A direct sale means no listing, no showings or open houses, and no repairs, staging or deep cleaning, which matters where exterior work that needs a permit may also need a certificate. A person reviews the house and may ask to see it, and any offer comes in writing with no obligation. There is no commission, the owner chooses a closing date within weeks or months, and the seller is told in writing who the buyer is.

The commission arithmetic needs no assumed rate. Each 1 percent of price is about $10,998 on a sale at $1,099,756 and $27,500 at $2,750,000. An owner can apply whatever rate applies and compare net proceeds.

The trade-off is real. A public listing can draw competing bids, and Redfin reports that 10.3 percent of 37205 homes sold above list. A private sale draws one offer. The choice belongs to the owner.

Older Home Index figures come from a sample of 41 homes in 37205, and the price ratio compares average older-home and new construction prices in the same ZIP code. Nearby samples are small. Census figures are ACS 2020-2024 five-year estimates and 2020 Census counts. The Census Reporter profile would not load, so they were read from Zip-Codes.com and checked for internal consistency, not against the Bureau’s own tables. Market figures come from Redfin and brokerage articles covering different areas, periods and home types. Two are undated, the Compass figures are approximate, and none was independently verified. Nothing here is legal, tax or financial advice.

Conclusion

The record supports a few conclusions for an owner in 37205. The ZIP code median near $1.1 million describes a mixed area, while Belle Meade’s own sales run near $2.75 million or more. Homes took a median 77 days to sell in mid 2026, and the county added listings faster than it sold them. Most of the stock was built in 1980 or earlier, and inside the city, building new runs through a historic overlay.

It supports no price for any one home and no forecast. The choice between a listing and a private sale turns on how an owner weighs competing bids against privacy, a chosen closing date, no commission and no repairs.
